A Proven Investment in Muslim Student Life
Project Overview
The MSA Student Housing Project was successfully acquired on December 27, 2024 and has since transitioned from renovation to stable, profitable operations. This project was created to provide affordable, valuesaligned housing while investing in Muslim student leadership and community growth.
Progress & Timeline Highlights
Feb–Apr 2025: Contractor bidding, renovations completed, and units fully furnished
May–June 2025: Marketing and tours launched; first tenants moved in
Fall 2025: 12 of 16 rooms occupied at semester start
Today: 14 of 16 rooms filled (87.5% occupancy)
Jan 2026: Loan payments began; professional property management engaged
The property is currently operating profitably, though slightly below original projections. With full occupancy and updated rental rates, we expect to meet pro forma targets starting this coming Fall, inshaAllah.

Construction management students helped coordinate renovations
Marketing and design students contributed branding, décor, and layout
Their professionalism and dedication strengthened both the quality of the project and its sense of community ownership.
Our Goals for This Year
To fully stabilize and strengthen the property, our 2026 goals are to:
Reach 100% occupancy
Secure property tax exemption
Raise $100,000 by December to build reserves and accelerate loan repayment
Investing Beyond Housing
This building is more than student housing—it is a platform for leadership and service. In partnership with the MSA, we are launching two scholarships:
One meritbased
One needbased
These will support students who demonstrate leadership, character, and commitment to the community.
