A Revitalizing Era

Since its inception, the chapter house at Purdue University has been more than a residence: it has been a laboratory for leadership and a cornerstone of the engineering community. We are currently in a period of intense revitalization. The joining with Phi Kappa Tau Fraternity with a returned focus on Torque Fraternity, has infused our brotherhood with new purpose.

As we approach the mid-point of the century, we are launching The 2050 Unified Campaign. This initiative is a dedicated effort to execute a comprehensive 25-year refurbishment and technical upgrade of our physical plant, ensuring that the house remains a premier environment for academic and professional growth for all members of our combined community.

The Objective: The 25-Year Lifecycle Upgrade

Buildings, like all complex systems, require periodic deep-cycle maintenance to remain efficient and competitive. The 2050 Unified Campaign focuses on a total-system overhaul of the fraternity house, moving beyond superficial aesthetics to address core infrastructure and modern resident needs.

1. Structural Integrity & Building Envelope

To protect the asset for the next 25 years, we are prioritizing the building's exterior and structural health:

Thermal Envelope Optimization: Replacement of all window units with high-performance, argon-filled glazing and the addition of modern insulation to existing masonry to significantly reduce seasonal thermal transfer.
Roofing & Drainage Systems: A complete teardown and replacement of the roofing system using high-durability materials designed for a 30+ year lifecycle, including modernized gutter and drainage management to prevent foundation erosion.
Facade Restoration: Expert masonry tuck-pointing and limestone cleaning to preserve the historic character of the "Phi Chapter" era while reinforcing the structure against Indiana's harsh freeze-thaw cycles.

2. MEP (Mechanical, Electrical, Plumbing) Modernization

Engineering excellence starts with the systems behind the walls. We are upgrading the house's "nervous system":

HVAC & Air Quality: Installation of a high-efficiency VRF (Variable Refrigerant Flow) system to provide individual room climate control and advanced HEPA filtration for improved comfort and resident health.
Electrical Grid & Data Infrastructure: A total rewiring of the facility to support the massive power demands of modern computing and prototyping. This includes Cat6A/7 data networking throughout the house and integrated smart-lighting systems.
Sustainable Plumbing: Replacement of all vertical risers and horizontal plumbing lines with durable, corrosion-resistant materials, paired with low-flow, industrial-grade fixtures to minimize water overhead.

3. The "Torque Lab" & Collaborative Spaces

We are redesigning our common areas to function as high-performance academic hubs:

Resident Room Modularization: Upgrading living quarters with built-in, space-efficient furniture systems designed for the modern student's ergonomics and storage needs.

The PKT Partnership: A Unified Front

A critical component of this revitalization is our alignment with the PKT side of our network. By leveraging the shared resources and historical strength of the Phi Kappa Theta alumni base, we are creating a more robust professional network for our members.

Safety, Security, and Accessibility

Ensuring the house is a safe and inclusive environment is a primary pillar of the refurbishment:

Fire Suppression & Detection: Upgrading to a comprehensive addressable fire alarm system and full-coverage sprinkler infrastructure.
Access Control: Implementing encrypted mobile-entry systems for enhanced security and simplified guest management.
Universal Design: Incorporating ADA-compliant upgrades to common areas to ensure all brothers and alumni can navigate the house comfortably.

Why Now?

The transition to PKT Fraternity as well as keeping an eye on the historic Torque Fraternity marks a new chapter in our history. By addressing these 25-year upgrades now, we prevent the "technical debt" of deferred maintenance and ensure that our financial resources are spent on innovation rather than emergency repairs.
