We haven’t talked on the phone since 2022! I’m hoping we get the opportunity to catch up and tell you about the improvements we’ve made to the house. If you missed the email with our recent upgrades (Deck!, new bathroom and bar floors, water heaters, and more) please check your spam or junk box. Anyways, let’s talk about the floors :D

ℹ️The Floor Plan TL;DR

We’re looking to replace the floors in the stairwell, foyer, and laundry room. This upgrade is something we’ve been striving towards for years, but unfortunately the unexpected expenses of replacing the AC units and water heaters postponed the project. New floors will vastly improve the quality of life of the student residents as the current tiles are cracked and unsightly.

Below are the current estimates:

Asbestos Remediation: $15,000
Flooring + Installation: $9,000

Our goal is to raise $15,000 to cover the difference in PUSOG’s budget.

💰The Plan + Price

Our goal, given funding is secured, is to replace the floors during Georgia Tech’s 2025 Winter Break while most of the residents are out of the house. To prepare for this we’ve conducted an asbestos inspection and received quotes for remediation and new floors.

About the Asbestos

This is a scary word, but I don’t want to alarm you. Our beloved house is rich with history and old construction practices. We had 2 companies test for asbestos; one analyzed the glue in the carpeted area and another reviewed the leveling compound and glue under all the tiles. The results are summarized below.

A material must contain more than 1% of the most common asbestos minerals to be considered “asbestos containing.” Our level only becomes a concern once it is seriously disturbed and becomes a dust (such as in construction), so while contained within the glue it is not a health concern. However, given the age and state of our floor we feel it is important that we jump on remediation immediately and while residents are not in the house.

We are prioritizing the parts of the house where floors are in the worst condition. The remediation is the most expensive and imperative part of this project and involves the asbestos certified contractors setting up a negative air pressure system all around the tiled areas. They then carefully rip up the tile and mastic in full hazmat suits in order to dispose of it. This is followed up with tests by a third party company to ensure that there is no asbestos remaining in the air.

Shiny New Floors

The new floors will be Luxury Vinyl Tile (LVT). This is a modern, high-performance flooring option that is the perfect combo of natural material aesthetic and synthetic materials durability. It’s designed to withstand heavy foot traffic while maintaining a clean, attractive look.

Built to Last: LVT is incredibly resilient to wear, spills, and scratches—ideal for busy common areas. It has an expected lifespan of 15-25 years.
Low Maintenance: Easy to clean and maintain, which keeps our house looking sharp without added costs or effort. Significantly easier to replace single planks when they break compared to our old tile.
Cost-Effective: More affordable than hardwood or tile, but with a similar high-end appearance and longevity.
Professional Look: LVT comes in a variety of styles and finishes that elevate the space and reflect the pride we take in our house.

This upgrade ensures that the house will stand strong for years to come, offering future brothers a welcoming, durable, and impressive living space. With your support, we’re making a smart investment in the long-term condition and appeal of our chapter home!

Sunday, October 26th PUSOG will be holding their biannual Assembly during Alumni Weekend at the fraternity house. We will be motioning to move $5,000 from the “Alumni” operating account (funded by your PUSOG dues) to the “House” operating account.

*Tidbit: we anticipate needing to replace the 2007 HVAC unit next year. Moving this money will help us cover any unexpected flooring costs as well as cover the new HVAC.
